Barnet Hospital

Case Study

Barnet Hospital

Barnet Hospital was one of the first to be developed under the UK private finance initiative. I had been involved in negotiating the information technology aspects of that transaction.

A major reconfiguration of health services in north London required a substantial expansion and refurbishment of the hospital against a tight timetable.

The first steps I took were to evaluate and substantially change the proposed procurement model to address practical issues of risk allocation, timing and law. We then negotiated a transaction which involved many changes including building new floors of wards within courtyard voids, extensions and changing the use of parts of the facilities. All of this was to be done whilst the hospital was to remain operational.

Through pragmatic negotiation with builders, service providers, and the holders of equity and debt in the project company, all of this was achieved on time and on budget.
